Applications, Qualifications & Fees
What are the requirements to apply for an apartment?
Application requirements include a completed application, valid government-issued photo ID, income verification, and screening for rental history, credit, and criminal background. Applicants may also need to meet the community’s income and occupancy qualifications and pay any applicable application or administrative fees
What are the income requirements?
Applicants must provide proof of income equal to or greater than three times the base rental amount.
Are there application fees or deposits required?
Yes. The application fee is $75 and the administrative fee is $200. The security deposit is $125.
Pets
What is your pet policy?
We are a pet-friendly community. Cats and dogs are welcome, with a maximum of 2 pets per apartment. The community has a dog park and a pet spa. Please call the leasing office for the complete pet policy.
Are there breed restrictions for pets?
Yes, the breed restrictions are as follows: Pit Bull Terriers, Staffordshire Terriers, Presa Canarios, Rottweilers, Akitas, Doberman Pinschers, Alaskan Malamutes, Chows, Wolf-hybrids
What pet fees are required?
There is a one-time pet fee of $300–$400 per pet and monthly pet rent starting at $15 per pet. Apartments.com also lists a $30/year pet management fee.
Parking
What parking options are available?
We offer convenient on-site parking throughout the community, with parking areas located near each residential building for easy access to your home.
Is guest parking available?
Yes, guests are welcome to park anywhere in our community.
Can I reserve a parking space?
Reserved parking is not available.
Lease Terms & Renewals
What lease terms are available?
Lease terms of 3 to 15 months are available.
Do you offer short-term leases?
Yes. Short-term leases are available, starting at 3 months.
How do lease renewals work?
We require a 60-day notice to vacate. Renewals will be sent to residents prior to this deadline and at that time you can communicate whether you would like to vacate or move forward with a renewal offer.
Utilities, Internet & Packages
What utilities are included with my apartment?
Utilities are not included in rent. Residents set up and pay for services separately. Monthly fees include trash ($18 plus $1 admin), pest control ($3), and a $3.75 utility billing admin fee.
Is internet included?
Internet is not included, however Spectrum and Google Fiber are options in our community.
How are packages delivered?
Packages are delivered to package lockers.
How do I submit a maintenance request?
Maintenance requests can be submitted online through the resident portal (sailboatbay.activebuilding.com). Maintenance staff is on site.
Amenities, Location & Community Information
What appliances are available?
Apartments include an in-home washer and dryer, stainless steel appliances, dishwasher, microwave (in select units), range, and refrigerator. Other features include fireplaces, balconies, upgraded cabinets, and wood-style vinyl flooring in select homes.
What amenities are available in the community?
Pool, fitness center, tennis and basketball courts, clubroom, grilling station, dog park, pet spa, package lockers, bike storage, and direct access to the 2.25-mile Lake Lynn Trail.
What schools are nearby?
Nearby schools include Sycamore Creek Elementary, Pine Hollow Middle, and Leesville Road High School. Please confirm school assignments with the school district, as zones can change.
What commuting options are available nearby?
The community has easy access to the Northwest Wake Expressway (I-540), putting residents minutes from Research Triangle Park and NC State. Raleigh-Durham International Airport is about 8.6 miles away (about 17 minutes). Public transit in the area is minimal.
